What are floorplan services?

A floorplan service is just what it sounds like: Based on your requirements, an appraiser will measure your property's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement service work?

During a measurement service, an appraiser measures your property with a measuring tool — generally a tape or laser measuring device. As they tour the home, they note the layout of the rooms and other features, like stairs, patios, and pantries. They may sketch out the property. Then, the appraiser types up a report and detailed sketch showing the total square footage of the home and the general layout. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a home measurement or floorplan service needed?

Property tax records often reflect incorrect square footage because the values can come from many sources, and occasionally go unproven — meaning you may be taxed for more space than you actually own!
